Roof Condition

For your roof to qualify, it should be in good shape. That means:

  • No tarps or temporary fixes.
  • No missing, cracked, curling, or severely worn shingles.
  • No heavy moss, staining, or rust.
  • No large dead tree limbs hanging within six feet of the roof.
  • Nothing that could compromise the roof’s ability to protect your home.

Roof Materials

Different roof types age differently, so insurance guidelines vary. Here’s what you need to know:

  • Premium Materials (slate, clay tile, metal): These are long-lasting, but if the roof is 50+ years old, an inspection may be required.
  • Architectural Shingles: If 20+ years old, an inspection may be required.
  • 3-Tab Shingles: These have a shorter lifespan. Roofs 10+ years old usually require approval and possibly an inspection.
  • Wood Shingles (like cedar): Often not eligible unless specially approved.
  • Rolled Asphalt Roofing: Generally ineligible unless approved.
  • Flat Roofs: If 10+ years old, approval and inspection may be required.
  • Solar Panels: Must be installed by a certified contractor.
